Most building projects go wrong in the gaps between people, not on site.

Appoint an architect, then a project manager, then a builder, and you have created three contracts, three programmes and three versions of who is at fault. The drawings arrive that cannot be built to the budget. The builder prices the risk they cannot see. You referee.

We removed the gaps by doing all of it. Our architect draws it knowing our team will build it, and our team prices it knowing our architect drew it. When something is discovered behind a wall, and something always is, there is nobody to pass it to.

01Why it matters

One team,
not three

The difference is not really the convenience. It is who carries the risk when something moves, and on a building project, something always moves.

The usual route

Three appointments

  • ×Three contracts, three fee structures, three programmes.
  • ×The design is finished before anyone has priced it properly. Tenders come back over budget and the drawings are reworked at your cost.
  • ×A problem behind a wall becomes a dispute about whose drawing was wrong.
  • ×Every delay has three explanations and no owner.
  • ×You are the only person with the whole picture, and it is not your job.

Stone & Fell

One appointment

  • ✓One contract, one programme, one invoice, one number to ring.
  • ✓The design is costed by the people who will build it, as it is being drawn.
  • ✓A problem behind a wall is ours. We redesign and rebuild around it without a variation argument.
  • ✓One programme, one owner, and a weekly report whether the news is good or not.
  • ✓You make decisions. We hold the whole picture.

What it is like
to work with us

We will put you in touch with any client here, and several who are not.

Fees, in plain English

The first visit is free.
The design is not.

We charge a design fee, and we would rather tell you here than at the end of a friendly first meeting. Paying for design properly buys you a scheme drawn to suit your building and your budget, rather than a free sketch produced to win a build contract. If you go ahead with us, it comes back off the build.

How the fee works

The design fee Credited in full
against your build
  • ✓First consultation and site visit, free and with no obligation
  • ✓Measured survey, design drawings and a real cost plan
  • ✓The drawings are yours to keep, whoever builds them
  • ✓Fixed and agreed in writing before any work starts
